Living in Sonoma Ranch

Sonoma Ranch is the name most people in Las Cruces give to the east side neighborhoods that grew up along Sonoma Ranch Boulevard and around the Sonoma Ranch golf course. It sits between the city and the foothills, so you get the convenience of being near Lohman Avenue with the Organ Mountains a lot closer than they look from the middle of town.

The homes

Most homes here were built from the 1990s on: single story stucco, tile or flat roofs, two and three car garages, and desert landscaping that does not need much water. You will find a range from starter size floor plans to large custom homes on the golf course and the higher lots, and several pockets have their own homeowners association.

Getting around

Lohman Avenue and the Mesilla Valley Mall area are a short drive west for shopping and dining. Highway 70 runs along the north side for trips toward the mountains or across town, and the Lohman interchange puts Interstate 25 within a few minutes.

What to check before you buy in Sonoma Ranch

  • Whether the home sits inside an HOA, what the dues cover, and what the rules say about fences, sheds, parking and solar.
  • The view line. A vacant lot uphill can turn into a two story home that changes the view you paid for.
  • Roof age and the condition of flat roof sections, which need more upkeep than pitched tile.
  • Refrigerated air versus evaporative cooling, since you will find both here and they cost differently to run.
Questions

Straight answers.

Is Sonoma Ranch one neighborhood or several?

Several. Locals use the name for a group of east side subdivisions along Sonoma Ranch Boulevard. Each one can have its own HOA, rules and price range, so it pays to look at the exact subdivision, not just the area name.

Are there newer homes for sale in Sonoma Ranch?

Yes. Resale homes make up most of what comes up, and new homes do appear on remaining lots. Juan checks both every time you search so you can compare them side by side.

How far is Sonoma Ranch from Interstate 25?

A few minutes. The Lohman Avenue interchange is the usual way on, and Highway 70 is close by on the north side.
