Who is Juan Apodaca?
Juan Apodaca is a real estate agent with Patino Real Estate in Las Cruces, New Mexico. He works with buyers, sellers and people building new across Las Cruces, Mesilla and Doña Ana County. Call or text (575) 571-1733.
Do I pay Juan to help me buy?
Searching homes and talking through your plans is free. How your agent is paid is put in writing before you tour, and on a lot of homes, new construction especially, the seller or builder covers it. Juan explains your options before you sign anything.
What is my Las Cruces home worth right now?
The honest answer comes from homes that actually closed near yours, adjusted for your upgrades and your lot. Send the address through the home value form and Juan puts that together for you, free.
Should I take my own agent to a builder’s model home?
Yes, and on the very first visit. The people at the model represent the builder. Many builders only register a buyer’s agent who is with you, or named on the sign in sheet, the first time you walk in.
Can I sell my current home and buy or build the next one?
Yes. The plan comes down to which happens first, how your equity moves, and how to avoid two payments or two moves. Juan maps it out with real numbers before you list.
Which areas does Juan cover?
Las Cruces and the rest of Doña Ana County, including Mesilla, Doña Ana, Organ, Santa Teresa, Anthony, Sunland Park, Chaparral, Radium Springs and Hatch.
Can I search homes for sale here?
Yes. The Patino Real Estate home search shows every home listed on the Southern New Mexico MLS, with alerts when new matches come on.
How is the list price for my home decided?
It starts with closed sales of homes like yours nearby, adjusted for size, condition, lot and upgrades, and then gets checked against the homes a buyer will compare yours to this month. You see every comparison and the math.
How fast do homes sell in Las Cruces?
It depends on price, condition and time of year. The homes that sell fastest are priced right on day one. Your market analysis shows how long comparable homes near you took.
What should I fix before listing?
Usually less than you think. Juan walks through with you and separates the few repairs that help your price or your inspection from the ones that are not worth the money.
How do I follow my sale once it is listed?
Patino Real Estate sellers get their own login to a listing dashboard that shows each step from photos to closing, what is finished and what comes next.
What does selling cost?
Commission is negotiable and is always agreed in writing before you sign. You also get an estimated net sheet so you know what you should walk away with.
Where do I start if I want to buy in Las Cruces?
With a lender conversation so you know your real budget, then a home search with alerts. Juan helps with both, and you can start looking on the home search today.
Does a buyer’s agent cost me money?
How your agent is paid is agreed in writing before you tour. On many homes the seller or builder pays it. Juan walks through the options on day one so there are no surprises.
Is new construction or resale the better buy?
Neither wins every time. New homes bring warranties and current layouts; resale homes often bring bigger lots, mature landscaping and established streets. Juan lines them up on the same numbers so the choice is clear.
Is there down payment help in New Mexico?
Yes. The New Mexico Mortgage Finance Authority runs down payment assistance programs, and some loan types need little or nothing down. A lender tells you exactly what you qualify for.
How quickly can I make an offer?
The same day, if needed. Offers are written and signed online, so you do not lose a home waiting for a meeting.
Do I need my own agent to buy a new build in Las Cruces?
You do not have to, but the sales rep at the model works for the builder. Your own agent reads the contract, the incentive terms, the lot premium and the upgrade pricing with your interests first.
Does it cost more to bring my own agent to a builder?
On most new construction the builder pays the buyer’s agent, and the price of the home is the same either way. Juan confirms how it works with each builder before you sign anything.
When should I bring Juan to the model home?
On your very first visit. Many builders only register your own agent if they are with you, or named on the sign in sheet, the first time you walk in.
Where is the new construction in Las Cruces?
Most of it is on the east side and in the northeast: areas like Metro Verde, Sonoma Ranch and the East Mesa, with more going up on the edges of town every year.
Do I sell first or buy first?
It depends on your equity, your financing and how fast your home is likely to sell. Selling first locks in your money; buying first means one move. Juan runs both paths with your real numbers.
Can my offer depend on my current home selling?
Yes, with a home sale contingency. Sellers see those as weaker, so a well priced, well timed listing makes your offer stronger.
What if my home sells before I find the next one?
You can negotiate time to stay after closing or line up a short term rental. Juan plans for it before you list.
Can I buy in Las Cruces before I move here?
Yes. Juan can walk homes with you on live video, send detailed walkthroughs and handle signatures online. Plenty of buyers visit once before closing, and Juan builds that trip around the homes you like most.
What is the climate like in Las Cruces?
High desert. Lots of sun, hot summers, mild winters and low humidity. Snow in town is rare and usually gone by afternoon.
How far is Las Cruces from El Paso?
Roughly 45 minutes on Interstate 10, which is also how most people get to the El Paso airport.
Is White Sands Missile Range close to Las Cruces?
Yes. The main post is reached over San Augustin Pass on Highway 70, and the east side of Las Cruces sits closest to that drive.
Tell me what you are trying to do. I will call you back myself.
