New homes in Las Cruces
Las Cruces is a local builder town. Several builders are active at once, each with its own areas, plans and price points, and inventory changes month to month: some communities have finished homes ready to move into, others are still selling lots.
That is why I start with what you need and work backward to the builders and communities that fit, instead of the other way around. When we visit, I compare what is standard, what is an upgrade, and what the incentive really saves you.
Resale or new?
New homes come with warranties and modern layouts. Resale homes often sit on bigger lots in established areas with mature trees. I put both side by side on real numbers so you can decide with a clear head.

Straight answers.
Do I need my own agent to buy a new build in Las Cruces?
You do not have to, but the sales rep at the model works for the builder. Your own agent reads the contract, the incentive terms, the lot premium and the upgrade pricing with your interests first.
Does it cost more to bring my own agent to a builder?
On most new construction the builder pays the buyer’s agent, and the price of the home is the same either way. Juan confirms how it works with each builder before you sign anything.
When should I bring Juan to the model home?
On your very first visit. Many builders only register your own agent if they are with you, or named on the sign in sheet, the first time you walk in.
Where is the new construction in Las Cruces?
Most of it is on the east side and in the northeast: areas like Metro Verde, Sonoma Ranch and the East Mesa, with more going up on the edges of town every year.
Tell me what you are trying to do. I will call you back myself.
No pressure and no obligation. Area, budget, timing, an address: anything helps.
