Buying a home in Las Cruces with Juan

Las Cruces has a little of everything: new subdivisions on the east side and in the northeast, acreage on the east mesa, custom homes on the west mesa, and older homes with real character near downtown and the university. Part of my job is helping you narrow that down fast, so your weekends go to the homes that fit.

You search the same listings agents see on the Patino Real Estate home search and get alerts as new homes come on. When one looks right, I pull the closed sales around it so you know whether the price makes sense before you fall in love with it.

Thinking about new construction?

That is my specialty. Read new construction vs resale and builder incentives, explained, and text me before your first model home visit.

Questions

Straight answers.

Where do I start if I want to buy in Las Cruces?

With a lender conversation so you know your real budget, then a home search with alerts. Juan helps with both, and you can start looking on the home search today.

Does a buyer’s agent cost me money?

How your agent is paid is agreed in writing before you tour. On many homes the seller or builder pays it. Juan walks through the options on day one so there are no surprises.

Is new construction or resale the better buy?

Neither wins every time. New homes bring warranties and current layouts; resale homes often bring bigger lots, mature landscaping and established streets. Juan lines them up on the same numbers so the choice is clear.

Is there down payment help in New Mexico?

Yes. The New Mexico Mortgage Finance Authority runs down payment assistance programs, and some loan types need little or nothing down. A lender tells you exactly what you qualify for.

How quickly can I make an offer?

The same day, if needed. Offers are written and signed online, so you do not lose a home waiting for a meeting.
