East Mesa and Talavera, Las Cruces.
Acreage, custom homes and room for a shop or horses, closer to the mountains than anywhere in town.

Living in East Mesa and Talavera
Head east from the city toward the Organ Mountains and the lots start getting bigger. The East Mesa and areas like Talavera are where people go for acreage, custom homes, space for a workshop or horses, and a view of the mountains that feels close enough to touch.
The homes
You will see custom and semi custom homes on larger parcels, some newer construction, manufactured homes on land, and vacant lots for people who want to build. Because so much of it is one of a kind, pricing here needs extra care: there are fewer close comparisons than in a subdivision.
Getting around
Highway 70 and Dripping Springs Road are the main ways in and out. Getting to central Las Cruces takes longer than from the east side subdivisions, and some roads out here are county maintained or unpaved.
What to check before you buy in East Mesa
- Whether the property is inside city limits or in the county, which affects taxes, services and building rules.
- The water source (city water, a community system, or a well) and the condition of any well.
- Septic system age, location and size, and whether it was ever inspected.
- Road access and who maintains the road, plus any easements across the land.
- For vacant land, whether power and water are at the lot line and what it costs to bring them in.
Straight answers.
