New construction guide

Yes, Inspect the Brand New Home.

City inspections check that a home meets code. Your own inspector checks it for you. Here is when and how to do both.

Why a new home still needs an inspector

A new home passes city inspections during construction, but those are code checks, not a full review of workmanship. Busy job sites miss things: a loose gutter, a missing piece of insulation, a grading issue that sends water toward the slab. An independent inspector works for you and has time to look.

Finding those items before closing means the builder fixes them as part of finishing the home, instead of you chasing them later.

When to inspect

If the home is being built for you, ask whether the builder allows an inspection before the drywall goes up. That is the one time anyone can see the framing, wiring, plumbing and insulation inside the walls. Then schedule a final inspection before your walkthrough.

If you are buying a finished spec home, one full inspection before closing covers it. Bring the report to the final walkthrough so every item is on the builder’s list.

Use the warranty before it runs out

Keep a running list of anything you notice in the first year: cracks, doors that stick, sprinklers that miss, grading that holds water. Before the first year of the builder warranty ends, a second inspection can catch what has shown up since you moved in.

Juan helps schedule inspections around the builder’s timeline and makes sure the items on the report get on the builder’s list in writing.

Do I need an inspection on a brand new home in Las Cruces?

It is strongly recommended. City inspections confirm code; your own inspector looks at workmanship and finish for you.

What is a pre drywall inspection?

An inspection while the walls are still open, so the inspector can see framing, wiring, plumbing and insulation. Ask the builder early whether they allow it.

What is an eleven month inspection?

An inspection near the end of the first year of the builder warranty, to catch items that showed up after move in while the builder is still responsible for them.
