Building a Home in Las Cruces, Step by Step.
From picking the part of town to getting the keys. What happens at each stage, and what to ask before you sign.

1. Choose the area before the floor plan
The part of town decides your commute, your view, your lot size and your HOA. The east side and the northeast hold most of the active subdivisions; the east mesa is where people go for land and custom homes. Start there, then look at the builders working in that area. The neighborhood guide is a good first stop.
2. Compare builders and get registered
Visit models with your own agent from the very first visit so the builder registers your representation. Compare what is standard, what is an upgrade, warranty terms, and how each builder handles delays. Ask to see homes they finished a year or two ago, not just the model.
3. Pick the lot and sign the contract
Lot premiums, orientation and what can be built around you all matter. Builder contracts are written by the builder, so read the deposit terms, the timeline language and what happens if the schedule slips. See builder incentives, explained before you sign.
4. Selections, construction and inspections
You will choose finishes at a design appointment, so set a budget for upgrades first. During construction, ask about a pre drywall inspection and keep in touch about the schedule. Read why to inspect a new home.
5. Walkthrough, closing and the first year
Walk the finished home with your inspector’s report and get every item on the builder’s list in writing. After closing, keep a list of anything that comes up for the warranty, and schedule a check before the first year ends.

I will get you registered with the builder or meet you there.
Straight answers.
Where are new homes being built in Las Cruces?
Mostly on the east side and in the northeast, with custom building on the east mesa and in other areas with larger lots. Inventory changes all the time, so Juan checks what is active before you start touring.
Can I use my own agent when building with a builder?
Yes, as long as your agent is registered on your first visit or as the builder requires. Juan handles that with you.
Do I need a lender before I visit models?
It helps a lot. A pre approval tells you which plans and lots fit your budget, and you can compare it against any builder lender incentive.
Tell me what you are trying to do. I will call you back myself.
No pressure and no obligation. Area, budget, timing, an address: anything helps.
