Picacho Hills, Las Cruces.
Custom homes on the west mesa looking back across the whole valley to the Organs.

Living in Picacho Hills
Picacho Hills sits up on the west mesa on the far side of the Rio Grande, and the reason people choose it shows up the moment you step onto a back patio: the whole Mesilla Valley spread out below and the Organ Mountains across it, lit up at sunset.
The homes
This is mostly custom home country, with larger lots, a country club and golf course at its center, and a mix of homes from the 1980s through recent builds. Floor plans, finishes and lot sizes vary a lot from one home to the next, so comparisons take local judgment.
Getting around
Picacho Avenue, which becomes Highway 70 heading west, connects Picacho Hills back across the river to central Las Cruces, and Interstate 10 is within easy reach on the west side of town.
What to check before you buy in Picacho Hills
- The view itself: what could be built below the lot, and whether trees or rooflines may block it later.
- Any country club or HOA dues and what they include.
- For older custom homes, the age of the roof, windows and heating and cooling systems.
- Drainage on sloped lots, especially around patios and driveways.
Straight answers.
Why do Picacho Hills homes vary so much in price?
Because so many are custom. Lot size, view, age and finish level can differ a lot between neighbors. Juan prices them from the closest true comparisons, not the neighborhood average.
Is Picacho Hills far from town?
It is on the west side across the river. Getting to central Las Cruces is a short drive on Picacho Avenue.
Do I have to join the country club?
Ask before you offer. Membership and any required dues depend on the specific home and its HOA documents.
Tell me what you are trying to do. I will call you back myself.
No pressure and no obligation. Area, budget, timing, an address: anything helps.
